Building homes

As a leading London property developer, we’re one of the most experienced and financially secure housing associations in the UK. Ideas have always been our strength and we’ve won awards for creative, sustainable and high-quality designs. We develop comfortable, sustainable homes and vibrant communities that are designed to last.

Now as Notting Hill Genesis, we have ambitious plans to build up to 1,400 much-needed homes for London every year. With projects ranging from large community regeneration schemes to supported housing developments, we’re hard at work.

    Royal Albert Wharf, Newham

Identified as the capital’s next business district, the historic Royal Docks area will gain thousands of homes during the next 15 years. Royal Albert Wharf is a step towards this wider regeneration, building over1,800 new homes.

We've been working in the Royal Albert Basin since we acquired our first site, Great Eastern Quays, in 2008. Four years later the GLA selected us as the preferred partner to deliver the neighbouring site, Gallions Quarter. Between the two sites we are delivering over 1,500 new homes to the area, and marketing them as one overall development called Royal Albert Wharf.

We've worked with the local communities in Beckton and Woolwich to design new public spaces and useful communal and retail facilities. 8,700 square metres of new commercial, retail, leisure and community space will create hubs around the Gallions Reach DLR station and the dock water front. Work space, cafés and bars will line the dock where a 100-year old Edwardian ‘Pump House’ still operates while a tree-lined square will act as a focal point for the community. Public transport, pedestrian and cycle routes are also set to be improved.

    Canada Water, Southwark

Canada Water is an ambitious and multi-phased redevelopment project being delivered through a development partnership with Sellar Design & Development. Set across eight acres by the water’s edge of Canada Water, the scheme will see over 1,000 new homes with a wide range of commercial, retail and leisure uses on site. This will include a new 100,000sqft flagship Decathlon store that replaces an existing store. The entire scheme is due to complete in 2024.

Given the length of the development programme we developed a very successful meanwhile use at the site of a large vacant warehouse shed on site. Our “Hawker House” street food court, managed by Streetfeast, has transformed this building into a vibrant and thriving food destination, attracting hundreds of customers, from young professionals to families with small children.
