Grahame Park is Barnet's largest housing estate and a part of the Colindale Area Action Plan. NHG is working in partnership with the borough to regenerate the estate, replacing 1,777 older dwellings with more than 3,000 new homes, at least 50% of them affordable housing.  

Stage A of the redevelopment was completed in 2017, with the delivery of 685 new homes as well as a new college, library, supermarket, public square and the relocation of Barnet Council offices. The Stage B masterplan received approval in 2020 and will deliver more than 2,000 homes, a range of retail, commercial and community facilities, public realm and open space improvements, and sustainability enhancements to public transport. The first tranche of homes is scheduled for completion in 2024. 

NHG also has an extensive socio-economic programme for Grahame Park. Working alongside residents, the borough and local strategic partners, the social and economic strategy complements the physical redevelopment with a set of comprehensive actions to support local employment, enterprise, economic inclusion, wellbeing, community development and arts and culture.
