Woodberry Down

Woodberry Down is a single-site estate regeneration project in Manor House in Hackney, set against the backdrop of the Woodberry Wetlands. The regeneration of the Woodberry Down Estate involves demolishing just under 2,000 homes and replacing them with more than 5,000 new ones, 40% of which will be affordable housing - both social rent and Shared Ownership. 

On top of this it will give community facilities, schools and business units to the estate in Hackney over the next 20 years.

At a glance

We’re working in partnership with the London Borough of Hackney and Berkeley Homes Ltd, with support from the Manor House Development Trust and Woodberry Down Community Organisation, to build more than 5,000 new homes alongside community facilities, schools and business units. We’ve also developed a social programme to help give new opportunities to local people so they can build better futures. 

The programme recently celebrated its 10th anniversary and is now focusing on a new masterplan to deliver the remaining phases of the regeneration. Woodberry Down has won numerous awards, including the Royal Institute of Chartered Surveyors (RICS) best regeneration project and London project of the year awards in 2018.

About Woodberry Down, Hackney

New homes

To date, 1,798 homes have been completed, of which 530 are for social rent and 217 for shared ownership. A further 519 homes are under construction and due for completion in autumn 2020. Of those, seven are for social rent and 134 for shared ownership.

Notting Hill Genesis is responsible for the people who live in the social rent and shared ownership homes on the estate and for social and economic regeneration, working alongside the Manor House Development Trust.

Development

Berkeley Homes Ltd are responsible for demolition and construction work at Woodberry Down.
