Bolney Meadow

This £25 million programme involved extensive regeneration of 600 homes on the Bolney Meadow estate in London Borough of Lambeth, South London.

At a glance

A number of community initiatives were included in the 2007-2012 phased regeneration works programme, to help improve the quality of life and opportunities available to residents, with £1.3 million specifically earmarked for new community facilities.

We worked closely with residents and the Lambeth Council on detailed proposals for the refurbishment of the estate, the community development strategy and a new community centre. A community board was set up to influence and monitor the project closely, feeding back to other residents. The scheme also had a dedicated housing management team working on site.

Development

  • The first phase of the Bolney Meadow regeneration was an internal works programme that refurbished 419 homes to Decent Homes Plus standards. Between April 2009-10 we carried out internal refurbishments to Bolney Meadow homes, with our partner Wates. We refurbished kitchens and bathrooms, carrying out electrical re-wiring, repairs to windows and replacing gas boiler heating systems in tenanted properties. Residents were invited to choose the look and feel of their own kitchens and bathrooms, and their satisfaction with the internal refurbishment programme averaged 96 per cent.

  • The second phase of the Bolney Meadow regeneration (July 2010 - March 2011) saw the construction of a new community centre. This was a response to a resident survey that highlighted the need for better community facilities. Top on the wish list was an advice centre, computer room and community hall. We also built a kitchen, café and community office. The community centre is built to BREEAM ‘very good’ standard. A BREEAM rating means that the building will bring environmental, economic and social benefits, and reduced operating costs.

  • The third phase of the Bolney Meadow regeneration (November 2010 - September 2012) was the external works programme, the final phase of refurbishment works on the estate. This phase involved installing new lifts, replacing windows, repairing the roof, adding insulation and installing new, secure door entry systems. Work on landscaping began in March 2012, with new planting providing revitalised green and open spaces between the blocks.
